BREEAM Communities, as a mature masterplanning standard with high global recognition, was chosen as the underpinning methodology for the development, best suited to the needs of local residents. The project is aiming to be a national-level, green, low carbon, ecological demonstration community.
The use of BREEAM has helped the developer and project team focus on anticipation and real needs of occupiers and other relevant stakeholders at early stage of the project. It has facilitated the creation of a more scientific and comprehensive plan for the project. The main project teams' involvement at an early stage made the development and construction process more environmental and energy efficient. The developer also believes the international reputation of the project is enhanced, and future occupiers will have more comfort and happiness.
Energy saving concepts introduced at site layout, fully coordinating solar gain, ventilation spacing, building density and other factors. Architecture incorporates passive design. Ground source heat pumps, PV and thermal reduce traditional energy usage.
Use of existing buildings on the site has been maximised and material from demolished buildings recycled. Historic buildings on the site are protected and developed appropriately to facilitate the development of eco-tourism.
Investigations undertaken to identify areas with potential noise pollution. Protective trees planned along the motorway, and boards installed along high-speed railways to minimise potential noise pollution.
Future demand for water has been analysed & use minimised through water use efficiency and adjusting supply strategies. A scientific and efficient strategy for water conservation has been produced to help occupiers develop a good habits.
Detailed measures protect existing ecological features. Specific new measures enhance ecology and biodiversity of the site and surrounding areas, delivering a living environment as a natural landscape with lush grass and vegetation.
Pedestrian and vehicles separated for safe and efficient travel. Local public amenities and services include a bank, restaurant, sports facilities & schools, all locally sited to reduce travel and improve community life.
Local authority and residents consulted at early planning stage. Economic analysis will ensure the project can attract investment & create jobs. 30,000 permanent jobs, 2,000 temporary sales jobs and 60,000 temporary construction jobs expected.
