MAHON POINT SHOPPING CENTRE IN CORK, IRELAND IS THE REGION’S LARGEST SHOPPING DESTINATION.
The centre comprises of approximately 35,000m2of retail space that is anchored by Debenhams and Tesco. Other tenants include Next, Zara, River Island and Monsoon. It also has a range of restaurants, cafés and leisure facilities including a 13 screen Omniplex cinema.
The centre opened in 2005 and is owned by one of Deka Immobilien’s open-ended real estate funds, Deka-ImmobilienEuropa and managed by Savills. Outside of Dublin, it is the largest Shopping Centre in the Republic of Ireland.

WHY BREEAM IN-USE?
The client took the decision to be assessed as part of a larger strategy to maintain the asset at the forefront of retail developments in Ireland, constantly updating and modernising the centre.

THE BREEAM IN-USE ASSESSMENT
The Asset scored highest in categories including Waste (100%), Materials (89%), Land Use & Ecology (75%), Health & Wellbeing (74%) and Transport (70%). Performance in Waste was particularly good as the shopping centre recycles glass, oil, food waste, timber, clothing, plastics, metals, cardboard and paper. There is an onsite composting facility which produces fertiliser from food waste. This exceeds the BREEAM In-use requirements and demonstrates best practice in relation to waste and recycling. The asset is well maintained and policies exist to ensure materials and resources are protected against wear & tear, fire, security and environmental risks. These procedures are documented in Mahon Point’s maintenance and management policies.
The Health & Wellbeing score was high largely due to the high level and wide range of good customer and staff facilities on site. The communal shopping mall is largely naturally ventilated and cooled with high levels of natural daylight provided via rooflights. This makes the environment pleasant for staff and visitors. There is also a high level of control for the lighting and heating systems which allows optimum comfort levels to be achieved. The provision of fresh drinking water and high quality seating areas also add to the comfort and wellbeing of staff and visitors. Occupants with disabilities are catered for throughout and almost all areas of the shopping centre are accessible by wheelchair users. Shopmobility are also on site providing visitors with limited mobility free use of manual wheelchairs, powered wheelchairs and mobility scooters to enjoy the on site facilities.
The shopping centre has very good transport links and is located just outside of Cork city centre. There is a bus stop just outside of the main entrance and the services are frequent and reliable. There is a high level of amenities within the shopping centre including postal and banking services, free wi-fi, as well as the numerous high quality retail outlets within the centre. Delivery vehicles are directed away from pedestrian pathways via separate roads and service yard entrances. This makes for a high quality safe environment for pedestrians and cyclists. A high score in Land Use & Ecology stems from a diverse range of planting within the landscaping around the shopping centre. Ecological surveys have been conducted and recommendations made have resulted in improvements to the biodiversity and ecological value of the site.
The Building Management section scored highest in categories including Materials (100%), Energy (86%), Water (84%) and Management (76%). As with the asset performance, the Materials section scored highly due to the careful management of the asset and the high number of procedures in place. Specific policies and actions on energy, water, environment, fire risk, maintenance and security are all being implemented by the pro-active maintenance staff.
The careful monitoring and management of energy consumption has resulted in a high score in the Energy category. 38 out of a possible 40 credits for the operational energy CO2 emissions were awarded. This is a high achievement given that there are no renewable energy technologies on site. This high score has been achieved by a passive cooling and ventilation strategy, high efficiency lighting with presence detection controls and careful management of out of hours energy consumption.
Water consumption is monitored and managed carefully on site also. 25% of the building’s water is supplied from a borehole well on site. This water supplies the toilets in the communal areas of the shopping centre which is one of the largest water users in the building. The installation of low flow fittings on taps, WCs and urinals has enabled the centre to reduce water demand. The efficient operation and management of the Mahon Point Shopping Centre has enabled it to become the first building in Ireland to achieve a BREEAM In-Use Very Good rating. A committed client and efficient facilities management team have resulted in a high performing building which will continue to improve its environmental performance whilst providing a high quality facility for retailers, customers and staff.
The client and management team at Mahon Point will continue to work towards improving the building and have already used the BREEAM In-Use framework to make changes to policies and management processes. The planned upgrade of the BMS system and energy metering configuration was also informed by recommendations made in the preliminary BREEAM In-Use assessment. Savills, the Management Company responsible for Mahon Point, will look to the template set out by Mahon Point with a view to implementing BREEAM In-Use at other sites.
