THE FIRST INDUSTRIAL BUILDING CERTIFIED IN RUSSIA

South Gate is the first industrial development in Russia to achieve BREEAM Very Good on a post-construction stage. The project is a part of a multiphase warehouse and logistic complex – the Industrial Park South Gate – where 500,000 m2of warehouse facilities are going to be built and certified to BREEAM standards. The total area of the industrial park is 104 hectares.

The building was developed by Radius Group who aim to create state of the art commercial real estate with clients including John Deere, Hartmann Group, Iron Mountain, Volvo Tracks and Decathlon.

The decision to undergo international environmental certification was dictated by the developer`s aspiration to differentiate in the market and provide a clear message to international tenants about the high quality of the development.

ENVIRONMENTAL FEATURES

Energy efficiency – energy saving internal and on-site lighting with automated lighting control save up to 40% of building energy consumption, walls and roof built from structural insulated panels, insulated with high density mineral wool, a building management system (BMS) with energy meters for all devices and tenants.

Health and wellbeing – high quality office space and indoor environment for staff with adequate views from windows, access to fresh air, occupant lighting and temperature controls.

Ecology – biodiversity enhancement upon phased development completion (approximately 250 native features will be planted on 14 hectares), Biodiversity Management plan.

Transport – wide range of transport opportunities for users, including a dedicated transport service, with encouragement to cyclists through provision of storage and changing facilities

Water – reduced water consumption, mitigation of impact on local water courses, provision of local water treatment facilities (sewage).

Management – sustainable construction practices. The contractor had learned and adapted best practices of construction site management from the first phase of construction which was certified to PASS level.

Materials – waste reduction through use of structural insulated panels, sustainable materials – steel, aluminium and mineral wool, all parts of the building are designed for robustness and protected from damage of internal and external vehicles.

BUILDING SERVICES

The warehouse is heated only with mechanical ventilation. Mixed systems are used: air heating with heat recovery for operational areas and water heating systems for office premises. Heated water is provided from local heating plant with highly efficient boiler. Cooling relies on split systems and is provided for office premises only (less than 5% of the building). All systems are linked to BMS.

GREEN STRATEGY

The certification strategy relied on improvement of local biodiversity, which was particular challenging as the amount of built up areas increased significantly during project realisation. A Biodiversity management plan was created based on a local Biodiversity Management Strategy.
