BREEAM USA focuses on In-Use, an assessment method for existing buildings that enables property investors, owners, managers and occupants to drive sustainable improvements through operational efficiency and effective building management.
With operational headquarters in San Francisco, BREEAM certification in the USA is developed and delivered by BRE Global, a subsidiary of the BRE Group. BRE are the founders and owners of BREEAM and the Home Quality Mark, and the owners of CEEQUAL.
BREEAM USA In-Use
BREEAM USA In-Use is a comprehensive and holistic environmental assessment method that has been tailored for existing, commercial (non-residential) assets located within the United States.
BREEAM USA In-Use:
- provides a framework to help owners, managers and occupiers of existing assets successfully adopt sustainable solutions in a cost-effective manner and provides market recognition for their achievements;
- is open to nearly all existing commercial buildings, any size, any age and any performance level.
The BREEAM In-Use assessment can independently score and assess up to three aspects of performance:
Clients choose which Part(s) to pursue based on where they would find the most value in understanding their performance. The performance can be measured for a whole building or part of the asset, such as a single tenant space. Assessment and benchmarking are easily accessed and facilitated through the BREEAM In-Use Online Tool. Certification requires independent verification of performance on-site by licensed BREEAM Assessors.
Even with several credible green building programs available to use, 85% of the existing building stock in the USA are not taking advantage of a third-party certification because they don’t see value in the process, meet the prerequisites for participation or find it cost-prohibitive. Consequently, the majority of existing buildings in the US don’t have a formal framework or consistent motivation to improve building operations. BREEAM In-Use provides a consistent, credible and cost-effective means of determining the impact and performance of nearly any type of building and areas for improvement, and a rigorous certification path that delivers independent, third-party assurance of performance.

Become a licensed BREEAM USA In-Use Assessor
The BREEAM In-Use licensed Assessor verifies that the answers provided in the self-assessment are accurate through a site visit and collects evidence to support the performance. Licensed Assessors and their organization are publicly listed on GreenBookLive, and provided resources to promote their assessment services and licensed status.
Impartiality of the Assessor within the assessment and certification process is paramount for ensuring the credibility of the outcome. BREEAM USA In-Use Assessors cannot assess buildings owned by their company or organization, nor can they provide consultancy or advisory services, or be directly involved in achieving or implementing a solution on a project, for which they are an Assessor. Assessors must declare any potential conflict of interest prior to undertaking the assessment.
